How we collect consent before we text anybody

We do not text people who have not asked us to. Consent is given out loud on a phone call, and then confirmed in writing by the person themselves before a single further message is sent. This page shows exactly how that works, with screenshots of the software our team uses and the real wording of every message.

  1. 1

A representative asks, out loud, on a phone call

Every conversation starts with a phone call our dispositions team makes to a real estate investor or cash buyer. Near the end of it, the representative asks whether they may send property deals by text, using the script below. Nobody is added by importing a list, buying data, or ticking a box on their behalf.

If the person agrees, the representative taps Ask to text on the screen above. That records who asked, who agreed, and when. It does not start texting them.

  2. 2

One confirmation message goes out, and nothing else

A single message is sent. It names the business, states that message frequency varies, that message and data rates may apply, how to stop, and links to our terms and privacy policy. It asks a question rather than announcing a subscription.

Until they answer it, the system will not send them anything further, and the representative's screen says so.

  3. 3

Only their written reply turns texting on

Texting becomes possible only when the person replies YES from their own handset. That reply is stored word for word with its timestamp, alongside the exact message we sent and the identity of the representative who asked.

Somebody who never replies stays in the waiting state permanently and is never texted again. Silence is not consent here, and cannot become it.

STOP ends it, at any time

Replying STOP at any point stops everything immediately. It is enforced by our carrier system, which blocks the number at the point of sending, so it takes effect the moment they send it and does not depend on our software noticing. Our own do-not-text list records it as well, and once it does, the staff screen refuses to send and the system refuses underneath it.

Consent can also be withdrawn by email to support@buyboxcartel.com or by telling any member of our team on a call. We action those within ten business days.

What the representative says

The wording varies naturally between people, but every request covers these three things, in this order:

  1. “Before I let you go - would it be alright if I text you when a deal comes up that fits what you're buying?”
  2. “Great. I'm going to send you one message right now. It'll ask you to reply YES - you have to reply for anything else to come through.”
  3. “If you change your mind at any point, just reply STOP and we'll stop.”

The messages, word for word

The confirmation we send after the call

Kurt at Buy Box Cartel here - you asked us to text you about property deals. Reply YES to confirm and we'll start. Reply STOP to opt out. Msg frequency varies. Msg & data rates may apply. Terms: buyboxcartel.com/terms Privacy: buyboxcartel.com/privacy

What they get if they reply YES

Buy Box Cartel: you're confirmed. We'll text you about deals that fit. Msg frequency varies. Msg & data rates may apply. Reply HELP for help, STOP to opt out.

What they get if they reply HELP, sent by our carrier system

Reply STOP to unsubscribe. Msg&Data Rates May Apply.

Replying STOP is handled by our carrier's own opt-out system, which sends a single confirmation that the messages have stopped. We do not send anything of our own on top of it.

The short version

  • Consent is asked for verbally, on a call we made to them.
  • One confirmation message follows, carrying every required disclosure.
  • Only a written YES from their own handset turns texting on.
  • No reply means no messages, permanently.
  • STOP ends it instantly and is enforced by the system, not by a person.
  • Agreeing to texts is never a condition of using anything we sell, and we never share texting opt-in data with anybody.
