Dispo (Disposition)
Dispo, short for disposition, is the selling side of wholesaling — finding a buyer for a contracted deal and getting it to the closing table.
Dispo — short for disposition — is the selling side of wholesaling: everything between signing a contract with a seller and getting a buyer to the closing table. Acquisitions gets the deal; dispo gets it sold. The job includes packaging the deal (photos, numbers, access), marketing it to buyers, fielding offers, verifying proof of funds, negotiating the assignment, and pushing title work so the deal closes on schedule.
In a real deal, dispo runs on a clock. The contract gives a limited window, so the wholesaler sends the deal to their buyer list or posts it to a marketplace, sets showings or shares a walkthrough video, collects offers with proof of funds, signs an assignment with the strongest buyer, and takes a non-refundable deposit that keeps that buyer committed to closing.
