6. Build it yourself from county deed records
Everything a data platform sells starts as public records. County recorder data is free: pull recent cash purchases (deed recorded with no mortgage behind it), filter for LLCs and repeat buyers, and you have a cash-buyer list by definition — people who provably buy houses in your market.
