DealMachine Pricing in 2026: The Real Numbers
DealMachine's published pricing runs from $99 to $599 per month as of August 2026, per their own pricing page (dealmachine.com/pricing): Basic at $99 per seat per month, Pro at $149 per seat per month, and Scale at $599 per package per month. The plans are metered in "data credits" — 10,000 per seat on Basic, 20,000 on Pro, 100K records per Scale package — and direct mail is billed separately, per postcard, on top of the subscription. Annual billing is labeled "Save 17%." If you've seen different numbers ($119, $179, $279), those are real too — they're the pre-2026 plan family, and we'll cover the restructure below.
That layered structure — per-seat subscription, plus credits, plus metered mail — is why "how much does DealMachine cost?" has no one-number answer. This page lays out every published number, then runs the math at realistic usage.
DealMachine pricing tiers (as of August 2026)
From DealMachine's live pricing page, accessed August 2026:
| Plan | Price (monthly billing) | Data credits included | Headline additions |
|---|---|---|---|
| Basic | $99 / seat / mo | 10,000 / seat | Nationwide property & owner data, saved searches, Driving for Dollars app, pay-as-you-go mail, API/webhook access, Zapier, team management, standard support |
| Pro | $149 / seat / mo | 20,000 / seat | Everything in Basic + premium filters and priority support. Marked "Recommended" on their page |
| Scale | $599 / package / mo | "Each package: 100K records · 10 workspace seats" | Everything in Pro + SSO/SAML, onboarding & training, custom SLAs, dedicated support & account manager |
Four things to understand about how this structure bills before you pick a tier:
- The annual discount is "Save 17%" — with no dollar figures printed. The page has a monthly/annual toggle and labels annual billing "Save 17%," but the plan cards don't print exact annual prices as of August 2026. We won't publish numbers they haven't — get the annual quote in writing at checkout.
- Basic and Pro are per seat. A three-person team on Pro is $149 × 3 = $447/mo on monthly billing, not $149. Scale flips to package pricing — $599/mo covers 10 workspace seats — which is where the math starts favoring the bigger plan.
- The plans are metered in data credits — and what one credit buys isn't defined on the pages we fetched. Before you size a plan, ask DealMachine for the credit price of the exact actions your workflow runs (skip traces, exports, enrichment) — that's what decides whether 10,000 credits is a month of runway or a week.
- "Cancel anytime" is published; refund terms aren't. The pricing page states "Cancel anytime," and the help center corroborates the plan prices ("Plans start at $99/user/month (Basic), with Pro at $149/user/month," per their article "Is DealMachine free to use or is there cost?", updated around August 2026). We found no published refund terms on the pages we fetched — so get the refund policy in writing before you pay for a year.
Direct mail: the meter running next to the subscription
DealMachine's mail is usage-priced per postcard, with Pro getting slightly better rates than Basic (per dealmachine.com/pricing, as of August 2026):
| Postcard size | Basic | Pro |
|---|---|---|
| 4×6 | $0.75 | $0.70 |
| 6×9 | $0.81 | $0.80 |
| 6×11 | $0.89 | $0.87 |
This is the line item that quietly dominates real budgets. Direct mail is the core play the app is built around — drive, tag properties, mail the owners — so at working volumes the postcards routinely out-cost the seat: 500 4×6 postcards a month on Pro is $350/mo in mail against the $149/mo subscription. The tier price is the cover charge; mail is the tab.
The 2026 restructure: why older reviews cite different prices
DealMachine restructured its pricing in 2026. Their help center still carries plan articles — each stamped March 30, 2026 — describing the older plan family, which worked on lead caps instead of data credits:
| Legacy plan | Monthly | Annual (upfront) | Users | Notable limits |
|---|---|---|---|---|
| Starter | $119/mo | $1,190 ("averages out to $99/mo") | 1 | Up to 20,000 total leads; 1 call-tracking number; mail "as low as 72¢" |
| Pro (legacy) | $179/mo | $1,790 (≈$149/mo) | 3 | Up to 60,000 total leads; 30,000 exports; AI assistant "Alma"; mail "as low as 67¢" |
| Pro Plus | $279/mo | $2,790 (≈$232/mo) | 6 | Up to 120,000 total leads; 60,000 exported leads/mo; dialer $0.04/min; AI voicemail $0.06 |
Practical upshot: third-party review sites that published earlier in 2026 still cite $119/$179/$279 — if the numbers you found elsewhere don't match DealMachine's checkout, this restructure is why, and the live pricing page controls. Worth noting: at least one Trustpilot reviewer (as of August 2026) criticizes the new credit-based model and says previously included features are now paywalled — one reviewer's stated opinion, not our finding, but a sign the restructure changed what a dollar buys, not just the sticker.
Free trial terms: what changed
As of August 2026, DealMachine's help center states the current model plainly: the app is "free to explore — no credit card required," with no expiration, and you pick a paid plan when you're ready. That's a genuine improvement over their earlier model — older help articles describe a 7-day free trial that auto-converted to a paid subscription at trial end.
The history matters because it shows up in the complaint record: BBB complaints (as stated by the complainants — see the score section below) reference charges continuing after trial periods despite cancellation attempts. Under the current no-card terms that failure mode shouldn't arise — but confirm at signup that you're on the no-card model before entering payment details anywhere.
What DealMachine costs at realistic usage
Here's the math that matters more than any tier card. The scenarios below use DealMachine's published monthly-billing prices and mail rates (as of August 2026); the mail volumes are our example assumptions, so scale them to your own. As a benchmark for what a deal pays, we'll use $6,704 — the average assignment fee on deals closed through the Buy Box Cartel platform:
| Scenario (monthly billing) | Monthly cost | Yearly cost | Average-fee deals to cover it |
|---|---|---|---|
| Solo, Basic seat, no mail | $99 | $1,188 | ~0.2 deals |
| Solo, Basic + 500 4×6 postcards/mo ($0.75 ea.) | $474 | $5,688 | ~0.8 deals |
| Solo, Pro + 500 4×6 postcards/mo ($0.70 ea.) | $499 | $5,988 | ~0.9 deals |
| 3-seat Pro team + 1,000 4×6 postcards/mo | $1,147 | $13,764 | ~2.1 deals |
| Scale package (software only) | $599 | $7,188 | ~1.1 deals |
Two reference points from that table:
- The realistic solo setup is ~$6,000/yr, not ~$1,200. A Pro seat plus a modest 500-card monthly mail campaign runs about $5,988/yr — roughly $499 per deal at one close a month, and roughly $2,994 per deal at two closes a year. The $99 headline prices the app without the activity the app exists to run.
- Every dollar of it is acquisition spend. Per DealMachine's own published feature set (next section), none of it covers selling the deal once it's under contract — that's a separate budget line, whoever provides it.
The review scores to read next to the price
DealMachine pioneered the driving-for-dollars app category and is widely used — its own site says "Trusted by 150,000+ investors, agents, and data teams" and claims 150M+ properties and 240M+ people in its data (self-reported, per dealmachine.com, as of August 2026; not independently verified). The review picture, though, depends heavily on where you look, so here is all of it at once, as of August 2026:
| Platform | Score | Sample size | Notes |
|---|---|---|---|
| Apple App Store (US) | 4.8 / 5 | About 5,000 ratings (as displayed) | Large sample, strongly positive |
| Google Play | 4.4 / 5 | 1,934 ratings; 100K+ downloads | Large sample, positive |
| Trustpilot | 3.6 / 5 | 68 reviews | Small sample; unclaimed profile; displayed breakdown is 87% 5-star, 13% 1-star |
| BBB | F rating; not accredited | 11 complaints on file | BBB notes "Failure to respond to 11 complaint(s) filed against business" |
Read fairly, both halves are true at once. The positive themes — GPS tracking, skip tracing, direct-mail automation, responsive support, the all-in-one daily workflow — come from the large app-store samples and Trustpilot's 5-star majority. The negative themes, as stated by reviewers (their accounts, not our claims): unexpected billing charges, outdated or inaccurate property data, and frustration with the new credit-based pricing, including one reviewer's view that the company "pivoted aggressively into AI" alongside price inflation and paywalling. BBB complaint themes, as stated by complainants: charges continuing after trial periods despite cancellation attempts, and concerns about phone data versus the Do Not Call registry — with the F grade reflecting, per BBB, that those 11 complaints went unanswered. For a pricing decision, the billing themes are the ones to weigh against the "Cancel anytime" promise: keep your own paper trail.
The line item DealMachine doesn't sell: dispo
As of August 2026, DealMachine's published feature set (dealmachine.com) is built around finding and contacting property owners — driving for dollars, property data, skip tracing, direct mail, and a dialer. Its site lists no disposition marketplace or cash-buyer network; selling the deal once it's under contract is outside its published feature set.
That's not a knock — it's the category. DealMachine and Buy Box Cartel are largely complementary: their published product gets you from "driving down a street" to "signed contract"; ours gets you from "signed contract" to "closed and paid." So whatever you spend on DealMachine, budget the disposition side separately — every acquisition dollar above only pays off when the deal actually sells.
How Buy Box Cartel pricing compares
Here's our full price list for that other half — no demo call, no credits, no annual contracts anywhere on the platform:
| Who you are | Plan | Price | What you get |
|---|---|---|---|
| Investor / buyer | Free | $0, forever | Browse the marketplace and make offers. No subscription, ever. |
| Wholesaler selling a deal | Basic/Pro JV lane | $0 upfront, success fee only | Our team sells your deal to our buyer network. We take a cut only when it closes. No close, no fee. |
| Wholesaler building a buyer machine | Pro | $19.99/mo | Buyer-finding tools: Lightning Leads, Buyers List / Cash Buyer Map, deal checker. |
| Wholesaler running their own dispo | VIP | $69.99/mo | Post your own deals to the marketplace, find your own buyers, keep 100% of the assignment fee. |
On the buyer side you'd be selling into: 102,650 members, including 3,418 verified cash buyers — and "verified" has a hard definition here: an investor whose purchase we can point to in public deed records, not a name on a rented list. Buyer credibility levels run 0–4, and Level 4 requires an actual closed deal on record. Because investors browse and make offers free forever, the buyer pool isn't filtered through a paywall.
Questions to ask before you commit to any lead-gen platform
Ours included — the same standard applies to dispo platforms. Whatever vendor you're evaluating, get answers to these in writing before money moves:
- What's the total first-year cost at your real usage, in one written number? Seats × price, plus expected mail volume at the per-piece rates, plus any credit overages — not the headline tier price.
- What exactly does one credit (or "lead," or "record") buy? If usage is metered, get the per-action costs for the actions your workflow actually runs before you size the plan.
- What are the refund and cancellation terms, in writing? "Cancel anytime" and "refundable" are different promises. Confirm proration, notice windows, and what happens to unused credits.
- Is the trial genuinely card-free? If a card goes on file for anything, calendar the conversion date and keep written proof of any cancellation.
- What happens to your lists and data if you leave? Can you export the properties, owners, and contact data you paid to build, and until when?
- What's the plan for the other half of the deal? If the tool finds deals, know before you sign how you'll sell them — and what that costs per closed deal at your actual volume.
We're Buy Box Cartel, a competing real-estate deal marketplace. All DealMachine pricing, plan details, trial terms, and ratings cited above are from DealMachine's own pricing page and help center, Trustpilot, BBB.org, the Apple App Store, and Google Play, as of August 2026. DealMachine restructured its pricing in 2026, so older third-party reviews cite different plans and prices; if anything has changed since our access date, their current published terms control.
